The design process of a home is different in each case. Our Onboarding Team can begin the process of onboarding your home during the design phase, to cut down on the time it takes to list your home with proper permits in place.
Our Onboarding Team is here to help make sure all of the needs of the potential guests are addressed, before a guest ever steps foot in your home. From professional photos, to amenities, to a short term rental permit, we will work closely with you to set you up for success.
The Onboarding Process takes roughly 3-4 weeks of time, but can be cut down if the home is 100% ready to go with permits in place.
First, we walk you through the short term rental permitting process for your home. Applying with the city can take anywhere from 4 weeks (Los Angeles) to 3 months (Palm Springs). We will want to work with you to submit your application for the short term rental permit as soon as possible, so that we can have this permit in place as soon as your home is ready to rent.
Once we have applied for a permit, our onboarding team will address a number of points: submitting your financial information and W9, home insurance, pet policy, gardening service, trash service, pool service, cleaning service, etc. We will also schedule an initial home inspection with our property manager to ensure that we have every detail imaginable of your home.
Having all of these details prior to listing is important. For example, say there is a guest in your home and the dishwasher stops working. It is crucial for us to have the make and model of the machine so that we can start working on the repair while the guest is still in residence.
Next, we will walk you through all of the details needed for us to mutually succeed. We will want to agree on minimum nightly pricing, minimum length of stay, whether or not you want to also post your home to Zillow and Redfin to pursue some medium term rentals, and decide what consumables will be stocked at your home. We will handle the majority of these tasks, but do want to make you aware of the finer details needed for success.
We will then schedule a second property management inspection and prepare for the photo shoot. Our team will schedule the photographer, style your home with coffee table books, fresh fruit and flowers, and make sure the photographer is prepared to capture your home at its best. We style your home for the shoot with items like fresh fruit and flowers because we want your home to feel vibrant and sell guests on the Southern California lifestyle. This photoshoot is a critical part of any rental property’s success, with the photos being the second most important asset for a successful rental property, after the home itself.
After this second visit, our team will begin the process of putting together your listing with our copywriter to ensure we are selling the California dream lifestyle for your home. We will work with you on writing a Homeowner Statement so that we can share with all future guests what you love about your home, as we feel this instills mutual respect and trust with our guests. We want all guests in your home to know that you care about their experience in their home, and that this home is loved and cared for, and that we expect the same level of respect and care during their stay.
