Hollywood Hills Airbnb management with Open Air Homes started here. The first home we ever managed was in the Hills, and our founder built two homes and lived in the neighborhood. We know the hillside from Laurel Canyon down to Sunset.
Our Hills homes host families, executives, and creatives who want privacy, views, and a quiet street. That is the guest we market to, on purpose.

Open Air Homes is the only Los Angeles based company in AirDNA’s 2026 ranking of the top 100 property managers in the US, ranked #25 nationally with a 4.91 average guest rating. See how the ranking works.
Our Los Angeles portfolio booked 70.1% of available nights in 2025, compared to 44% among similar listings within Airbnb. In the most competitive short-term rental market in California, this performance reflects disciplined pricing, review velocity, and consistent operational execution.
Dynamic pricing, pet-friendly positioning, and a focus on longer stays help us extract more value from each calendar while protecting peak-season rates and guest quality.

We do especially well up Laurel Canyon, and homes we have managed have gone on to sell in the Bird Streets. When guests stay for longer stretches we send them to Pace on Laurel Canyon Boulevard, sometimes with a gift certificate. It is the kind of detail that only comes from living here. Demand runs year round on production schedules, award season, and travelers who want a quiet house with a view.
The City of LA Home Sharing Ordinance allows short-term stays in a registered primary residence, with 14% TOT that we collect and remit. Homes that do not qualify run as monthly rentals of 30 nights or more, which is often the better fit in the Hills anyway.
Applying for a permit? Read our step by step Los Angeles Home-Sharing permit application guide. It covers eligibility, the documents the City accepts, and the seven errors that cause denials.
Hillside streets are narrow and sound carries. We vet every booking, cap guest counts, coordinate limited parking, and enforce 9 PM outdoor quiet hours. Neighbors stay happy, reviews stay five-star, and you stay worry-free.
How you market a home decides who books it. A listing shot with a Lamborghini in the driveway is looking for guests who want that experience. We do not do that. We photograph and write for discerning guests who want a beautiful home at a fair price, which is why our Hills homes host families and executives rather than parties. It keeps the neighbors happy and it keeps the home in good shape.
From the first inquiry to the final linen pick‑up, we run every detail so you can enjoy the coastline instead of managing it.
You see the results, not the workload.
Every guest request, maintenance issue, and homeowner question is tracked in our operations hub with an owner, a status, and a deadline. Our team uses AI, including Anthropic’s Claude, to draft and organize. A person on our team reviews and sends every message, 24 hours a day, 365 days a year.

Hollywood Hills guests expect bold architecture and indoor-outdoor flow.
Our design team layers floor-to-ceiling glass, curated art, smart locks, mesh Wi-Fi, Sonos sound, and extras like Pilates mats and espresso kits, fueling rave reviews and repeat bookings.
Search the Hollywood Hills on Airbnb and you will see homes listed at very high nightly rates. Many of them book only a handful of nights a year, and the owner holds the listing mainly for tax purposes.
Most homes we manage here are priced to rent whenever the owner is away, with a target of 70 to 80 percent occupancy and the highest net return over the year. If you only want a few bookings a year, we can help with that too. The pricing decision is always yours, and we will show you the math either way.
Yes, the Hollywood Hills falls under the City of Los Angeles’ Home Sharing Ordinance, which allows short-term rentals only if the home is your primary residence and registered with a Home Sharing Permit. If you’re not living in the home full-time, we can legally manage it as a monthly rental (30+ nights) with no permit required.
Our monthly rental program covers everything from listing creation and professional photography to leasing, cleaning oversight, and guest support. We market your furnished home to vetted guests looking for 30+ day stays, including professionals in entertainment, tech, and relocation, all while handling the details for you.
Yes, Open Air Homes is a licensed California brokerage (DRE #02164159) and offers full-service long-term leasing in addition to monthly and short-term rental management. For homeowners who want a 12-month tenant, we can list your home on the MLS, screen renters, and draft leases using CAR forms. Some owners lease annually one year, then switch to monthly rentals the next based on their personal use plans.
We host a mix of entertainment industry professionals, international travelers, executives on assignment, and creatives looking for a peaceful, design-forward escape. The Hills’ privacy, views, and architecture make it ideal for guests seeking a luxury vacation rental alternative.
Furnished homes in the Hollywood Hills often earn 20 to 30% more than unfurnished long-term leases, especially those with pools, outdoor entertaining areas, or unique architecture. Our dynamic pricing system ensures your home stays competitive year-round. Many owners who use the home seasonally enjoy strong rental income by blocking their personal dates and renting the rest of the year.
We rely on the platforms’ built-in verification systems and often turn off Instant Book so guests must message us before reserving. This allows us to ask our own vetting questions and assess whether a guest is respectful and responsible. Because we manage homes in neighborhoods where we live and work, we prioritize being good neighbors and only host guests who align with those values.
We handle the full scope of vacation rental management: professional photos, dynamic pricing via PriceLabs, guest communication, turnover coordination, maintenance oversight, and leasing. Whether you’re offering legal short-term stays or focusing on monthly rentals, we ensure the process is seamless and profitable.
We combine PriceLabs dynamic pricing, Airbnb and Zillow data, and our internal performance history to set competitive rates. Our Broker of Record signs off on all monthly lease amounts to ensure full legal compliance. Homes with views, gated access, and high-end outdoor amenities command top-tier rates.
Hollywood Hills homeowners trust us because we offer white-glove service, flexible rental options, and full legal protection. With hosting on Airbnb since 2012, a 4.89 Airbnb rating, and a local team who understands the nuances of hillside properties, Open Air Homes delivers luxury vacation rental management with a personalized touch. In 2026, AirDNA ranked Open Air Homes #25 among US property managers, the only Los Angeles based company in its national top 100.
