Most Airbnb bookings on our monthly homes run one to three months. We now see six and nine month stays too, and many of our monthly homes also take bookings for a year.

A 12 month lease locks you out. Monthly rentals let you block a month or two for yourself and rent the rest of the year.

A stay of 30 days or more is a long term tenancy under state law, and bylaws that require a longer minimum are usually out of step with it. We ask the board to bring the bylaws in line, politely and in writing.

When a monthly booking runs three months or longer, the commission on that booking drops to 15% automatically. Nothing to ask for and nothing to renegotiate. A long stay takes less work per booked night, so it costs less.
Monthly rentals are not cheaper to manage in general. We keep a broker of record on staff, which most property managers do not, and monthly guests get the same response times, maintenance and team on call that our short-term guests get.
