Inglewood Airbnb management by Open Air Homes covers two kinds of homes: monthly rentals that book steadily all year, and owner occupied homes rented during the big events at SoFi Stadium, the Kia Forum, and Intuit Dome.
Inglewood is one of the more affordable ways to stay in Los Angeles. We host many international travelers here whose currency does not stretch as far on the Westside, along with visitors who want to walk to a game or a show.
Open Air Homes is the only Los Angeles based company in AirDNA’s 2026 ranking of the top 100 property managers in the US, ranked #25 nationally with a 4.91 average guest rating. See how the ranking works.
As of September 2026, Open Air Homes manages 70 homes across Los Angeles, including Inglewood, and more than 100 homes overall.
Updated every January. We publish the full prior year for our portfolio against the market, month by month, including the weak months. The 2025 figures below will be replaced with 2026 results in January 2027.
Our Los Angeles portfolio booked 70.1% of available nights in 2025, compared to 44% among similar listings within Airbnb. In the most competitive short-term rental market in California, this performance reflects disciplined pricing, review velocity, and consistent operational execution.
Dynamic pricing, pet-friendly positioning, and a focus on longer stays help us extract more value from each calendar while protecting peak-season rates and guest quality.
Our listings averaged 120% more page views than comparable homes during Jan ’25 → Jan ’26, according to data collected through Airbnb.
High-impact photography, A/B-tested headlines, and dynamic pricing tools keep us locked above the fold, reaching travelers before they even start filtering.
Our listings appeared on page one 56.5% of the time in 2025, compared to 26% for similar listings on Airbnb.
This consistent placement reflects pricing discipline, photography quality, and review velocity across our portfolio.
Our listings converted at 0.30% in 2025, compared to 0.16% for similar listings on Airbnb. That gap represents an 88% conversion advantage, up from 60% in 2024.
Higher conversion means more bookings from the same traffic, translating directly into higher occupancy and net revenue.
Our guests stayed an average of 10.9 days in 2025, compared to 5.5 days for similar listings on Airbnb.
This nearly 2x advantage reflects intentional design, pricing strategy, and a belief that longer stays are the future of short-term rentals.
No other neighborhood in Los Angeles has this concentration of venues. SoFi Stadium hosts the Rams, the Chargers, and the largest events in the country. The Kia Forum is one of the busiest concert venues in the world, and Intuit Dome is home to the Clippers.
The 2026 World Cup brought eight matches to SoFi this summer and was a solid tournament for our homes. Super Bowl LXI arrives in February 2027, and the 2028 Olympics will use SoFi for ceremonies and events.
Inglewood issues short-term rental permits only to owners who have lived in the home as their primary residence for the prior year. Hosted stays, where you are home, have no annual cap. Unhosted stays, where the guest has the whole home, are capped at 90 nights per year.
Ninety nights covers the event weekends that matter. Owners who travel during those windows let the home earn while they are gone.
When you are ready to travel or rent during an event, we help you secure personal items, then send a professional cleaning team through to prepare the home for guests. Photography, listing copy, smart locks, and supplies are handled.
When the rental period ends, we reverse the process. The home is cleaned, restocked, and returned to you as you left it.
Most homes in Inglewood do not qualify for a short-term permit, and that is where most of our business here is. Monthly stays of 30 nights or more need no permit and no night cap, and they do well: visiting families, medical staff, airline crews, and people relocating to the South Bay.
Every monthly stay runs on a CAR lease prepared by our licensed brokerage.
Every home pays a flat 20% commission on the accommodation fare.A $125 monthly platform fee covers software, guest messaging, pricing tools, and the booking engine. No onboarding fees and no vendor markups. See our full pricing breakdown.
As a licensed brokerage (DRE #02164159), we protect your interests and keep every stay compliant. We have hosted on Airbnb since 2012 and hold Superhost status with a 4.89 rating.
The World Cup showed what event demand looks like here, and it also showed that Southern California is vast. Visitors spread across the region, and pricing came down to supply and demand.
For Super Bowl LXI and the 2028 Olympics we plan the same way: honest pricing, calendars opened early, and the rest of the year carried by monthly stays rather than a handful of big weekends. Read our 2028 Olympics guide.

Inglewood requires transient occupancy tax on stays of 30 days or less. We handle collection and remittance through our accountant, and we keep your permit current.
Every guest request, maintenance issue, and homeowner question is tracked in our operations hub with an owner, a status, and a deadline. Our team uses AI, including Anthropic’s Claude, to draft and organize. A person on our team reviews and sends every message, 24 hours a day, 365 days a year.
Fill out the form and we will reply within one business day with a realistic earnings range for your Inglewood home and a clear outline of next steps.
Yes. Inglewood allows short-term rentals with a valid city permit. There are three types: hosted, unhosted, and vacation rental. Each has different requirements. The city is currently accepting applications year-round through the Housing Protection Department.
A hosted stay means the homeowner is present during the guest’s visit. There is no annual night cap for hosted rentals. An unhosted stay means the guest has the entire home without the owner present. Unhosted stays are limited to 90 nights per calendar year.
For unhosted stays, you can rent up to 90 nights per calendar year in blocks of 30 days or less. There is no night cap for hosted stays. Monthly rentals of 30 days or more are not subject to these limits at all.
The 2026 World Cup brought eight matches to SoFi Stadium in June and July, and it was a solid tournament for our homes. The next big events are Super Bowl LXI in February 2027 and the 2028 Olympics. If you hold an unhosted permit, we plan your 90 nights around them.
We manage it as a monthly rental with stays of 30 days or more. No STR permit is required for monthly rentals. We use CAR-compliant lease agreements and handle tenant screening, lease execution, and compliance. Monthly rentals attract relocating professionals, traveling nurses, and corporate tenants.
