30 Nights or More: No Permit, No Transient Occupancy Tax

Stays under 30 nights in the City of Los Angeles require a Home-Sharing permit for your primary residence and carry the 14% transient occupancy tax. Stays of 30 nights or more need neither. Most Downtown homes are not primary residences, so monthly is the path we use here.

Every monthly stay runs on a CAR lease that we prepare, and building rules come first. Many Downtown HOAs set their own minimums, and in California a 30 day stay is a tenancy, so we read your CC&Rs with you before listing.

When a monthly booking runs three months or longer, the commission on that booking drops to 15% automatically. Nothing to ask for and nothing to renegotiate.

Monthly rentals are not cheaper to manage. Open Air Homes employs a broker of record, so your monthly agreement sits under a licensed California brokerage on CAR forms. Most property managers cannot say that.
