By offering the monthly rate that covers all the property management of your home year-round, you're going to have one person to text.
So whether or not you're going to be in the home just occasionally—maybe you're the type of person that wants to rent it most of the year and then just be there for a month or two out of the year—or somebody that lives in your home nearly year-round and then just rents it occasionally, you're going to have one property manager at our company to text for all of your needs.
And why is this important for you? We work with a lot of people, a lot of different vendors in this space, and so we're going to be able to get you the best price possible. We're not going to rely on Taskrabbits that are going to charge you double the rate. We have our vendor network that we are employing on a regular basis. So by texting your property manager, you're going to have the same access year-round, and that's covered in that monthly fee.
On top of that, we have a commission rate, and the commission rate is based off of the nightly price of your home. So whether your home is a little bit lower-end or higher-end, it's going to require nearly the same amount of work to manage. So that's where the cut-off happens within the different price points for commission on your home. We want to offer transparent pricing for you that works for both of us so that we can be in business long-term and support you with your needs.
A lot of homeowners really like this idea of having one property manager that they text and have a direct connection with. For example: "Hey, the gardener is not really doing what he's supposed to do. Can you get in touch with him and have him do X, Y, and Z?" Yes, you can pause management while in residence; however, a $500 mobilization fee applies each time you resume renting. This fee will appear on your invoice for each period when you restart management after living in the home.
