In the state of California, any stay over 30 days is considered a long-term tenant, so it's the same laws that apply if you're staying and signing a year lease or a two-year lease. At Open Air Homes, we have a Broker of Record (DRE: #02164159) attached to our company. This is really important—a lot of companies are not doing this; they just rely on Airbnb and hope for the best. But in California, any guest that stays over 30 days is a tenant, and they have tenant rights. As a homeowner, if we want to protect you, we need to have them sign the same CAR form that a long-term tenant would sign in their home.
