🌴 Are monthly rentals fully legal in my area?

Yes! Month+ rentals (30 days or more) are fully legal in most locations and do not require short-term rental permits.

In California, Transient Occupancy Taxes (TOT) apply only to stays under 30 days, and guests staying over 30 days gain tenant rights. Many property managers are not licensed brokerages and rely solely on Airbnb or VRBO rental contracts, assuming guests will leave as agreed.

However, under California law, a signed CAR (California Association of Realtors) lease agreement is necessary to legally enforce tenant departures if needed. While we have never had to evict a tenant in 14 years of business, eviction cases do happen in this industry. Using CAR contracts ensures legal protection and peace of mind for homeowners.

We use multi-platform marketing (Airbnb, VRBO, Zillow, Redfin, Google Travel, Direct Bookings) and conduct thorough tenant screening to find responsible, high-quality renters.

 

No, we handle everything! We use California Association of Realtors (CAR) contracts, ensuring your lease is professionally structured and legally sound. Each contract is signed by our Broker of Record and sent to guests via DocuSign for a seamless and secure process.

In California, guests staying over 30 days automatically gain tenant rights—and without a signed lease, homeowners have little legal protection.  Our job is to protect you from these risks, ensuring every rental is properly documented and legally enforceable.

We conduct thorough inspections before and after each stay to document the condition of your home. Our cleaners upload photos through Turno, and our property managers take additional photos, ensuring comprehensive records for insurance purposes.

For any damage, we coordinate repairs and handle insurance claims as needed. The monthly rental market has largely moved beyond traditional security deposits in favor of traveler’s insurance (via Safely) and AirCover through Airbnb, providing homeowners with protection.

Yes! You can block dates for personal use, allowing you to enjoy your home while still earning rental income.

However, if you rely on monthly rentals, blocking just a few days here and there can make it much harder to secure longer stays. Since the minimum stay is 30 days, having an open calendar increases occupancy and revenue. Based on our experience, frequent blocked dates can significantly reduce overall earnings and limit booking opportunities.
