Navigating LA’s Complex Short-Term Rental Regulations

88 Cities, 88 Different Rule Books

Most properties in the City of Los Angeles fall under the Home Sharing Ordinance. It requires a valid permit and limits short-term rentals to primary residences. A Regular Home-Sharing registration costs $441 and allows up to 120 days of short-term rental per year.

After six months or 60 hosted days, you qualify for Extended Home-Sharing at $883, which removes the day cap. You can apply through the City’s application portal.

Permits Are Faster in 2026. Paperwork Still Has to Be Perfect.

As of September 2026, permits that used to take 6 to 8 weeks are coming back approved in as little as two weeks. The City is still strict about document formatting and denies applications for minor errors.

We do not mark up maintenance, handyman, or supply costs. All vendor work is passed through at cost. We buy supplies through an Amazon Business account at reduced pricing, and those savings go to you. Why the Highest Nightly Rates Are Not the Highest Net Returns

In Los Angeles luxury neighborhoods you will see homes listed at very high nightly rates. Many of those homes book a handful of times a year. The owner is holding the property as a rental for tax purposes, not for income.

Most of the homes we manage take a different approach. They are priced to rent whenever the owner is away, with a target of 70 to 80 percent occupancy and the highest net return over the year.

1 - Are short-term rentals legal in Los Angeles?

It depends on your property’s location and zoning. In the City of LA, short-term rentals are allowed only in primary residences with a valid Home Sharing Permit. Santa Monica, West Hollywood, and other cities have their own rules. We check your zoning first, then guide you through the permit process or pivot to monthly rentals.

Apply through the City of LA planning portal with proof of primary residence and the registration fee. Regular Home-Sharing allows 120 days per year. Monthly rentals of 30 days or more are the fallback. They bypass most STR restrictions, attract longer-staying guests, and reduce wear on the home. As of September 2026, 45 of our Los Angeles and Palm Springs homes are listed for monthly stays.
