Los Angeles Airbnb management by Open Air Homes is built for unique, well-designed homes that guests love. We manage short-term rentals, monthly stays, and hybrid strategies across one of the most complex rental markets in the country.
Los Angeles County includes 88 incorporated cities and over 100 unincorporated areas, each with its own zoning rules. We check your property’s zoning first. Then we tell you whether short-term rentals are an option or whether monthly rentals are the right path.
As of September 2026, Open Air Homes manages 70 homes across Los Angeles and more than 100 homes overall.
Open Air Homes is the only Los Angeles based company in AirDNA’s 2026 ranking of the top 100 property managers in the US, ranked #25 nationally with a 4.91 average guest rating. See how the ranking works.
Updated every January. We publish the full prior year for our portfolio against the market, month by month, including the weak months. The 2025 figures below will be replaced with 2026 results in January 2027.
Our Los Angeles portfolio booked 70.1% of available nights in 2025, compared to 44% among similar listings within Airbnb. In the most competitive short-term rental market in California, this performance reflects disciplined pricing, review velocity, and consistent operational execution.
Dynamic pricing, pet-friendly positioning, and a focus on longer stays help us extract more value from each calendar while protecting peak-season rates and guest quality.
Our listings averaged 120% more page views than comparable homes during Jan ’25 → Jan ’26, according to data collected through Airbnb.
High-impact photography, A/B-tested headlines, and dynamic pricing tools keep us locked above the fold, reaching travelers before they even start filtering.
Our listings appeared on page one 56.5% of the time in 2025, compared to 26% for similar listings on Airbnb.
This consistent placement reflects pricing discipline, photography quality, and review velocity across our portfolio.
Our listings converted at 0.30% in 2025, compared to 0.16% for similar listings on Airbnb. That gap represents an 88% conversion advantage, up from 60% in 2024.

This nearly 2x advantage reflects intentional design, pricing strategy, and a belief that longer stays are the future of short-term rentals.

Most properties in the City of Los Angeles fall under the Home Sharing Ordinance. It requires a valid permit and limits short-term rentals to primary residences. A Regular Home-Sharing registration costs $441 and allows up to 120 days of short-term rental per year.
After six months or 60 hosted days, you qualify for Extended Home-Sharing at $883, which removes the day cap. You can apply through the City’s application portal.
As of September 2026, permits that used to take 6 to 8 weeks are coming back approved in as little as two weeks. The City is still strict about document formatting and denies applications for minor errors.
We review every homeowner’s documents before submission. While your permit is processing, we can list your home as a monthly rental so it starts earning immediately.
Ready to apply? Read our step by step Los Angeles Home-Sharing permit application guide. It covers eligibility, the exact documents the City accepts, and the seven errors that cause denials.
More LA homeowners are renting their homes in 2026. Film production is moving out of state, remote work keeps growing, and people are traveling more. Supply is up, and that puts pressure on pricing.
At the same time, Airbnb and VRBO now use AI to rank listings. Homes with strong reviews, fast communication, and high conversion rates capture a disproportionate share of bookings. Homes without those advantages fall behind.
They want ease, convenience, and a home other guests have rated highly. Our homes perform because they appear where it matters: at the top.
The pattern we see across the 70 LA homes we manage is clear. Disciplined pricing, clean and well-maintained spaces, and a guest experience that starts during onboarding are what separate the winners from everyone else.
We list your home on Airbnb, VRBO, Booking.com, Google Travel, and our direct booking site. Each listing is optimized for visibility and conversion.
Our tech stack includes Hostaway for centralized booking management, PriceLabs for dynamic pricing that updates daily, and Turno for photo-verified cleanings. Airbnb continues to invest in the professional hosting community, and we have strengthened that partnership while diversifying across every platform.
From Venice beachfront lofts to hillside retreats in the Hollywood Hills, every property in our portfolio has character. We do not take on cookie-cutter rentals. We look for homes with intention behind the design.
During onboarding, we work with homeowners to add amenities that guests remember. Quality linens, stocked coffee stations, yoga mats, and thoughtful touches make the difference between a good stay and a five-star review. Those reviews drive search rankings and repeat bookings. AirDNA is the independent data company that tracks short-term rental performance across Airbnb, Vrbo, and Booking.com. Its 2026 ranking scored 581 companies across 316 US markets on their full portfolios, weighted by review count.
Open Air Homes ranked #25 in the US with a 4.91 average guest rating across 103 listings. We are the only Los Angeles based company in the national top 100, which requires 100 or more active listings. AirDNA’s Los Angeles list also includes smaller operators. We are the only one of them at that scale. Read the full breakdown.
Open Air Homes has been hosting on Airbnb since 2012. We maintain Superhost status with a 4.89 rating across more than 3,000 reviews. You can view our profile and reviews on Airbnb.
Our homes consistently earn Guest Favorite status through fast communication, clean spaces, and fair pricing. Whether you own one property or a portfolio, you get the same local focus. Los Angeles Airbnb management by Open Air Homes means professional service and transparent pricing for every home.
Every guest request, maintenance issue, and homeowner question flows through a single operations hub our team built for this business. Nothing sits in an inbox. Every item has an owner, a status, and a deadline.
Our reservations team is available 24 hours a day, 365 days a year. Response time directly affects your search ranking and review quality, so guest inquiries are answered around the clock.
Our team uses AI, including Anthropic’s Claude, to draft responses, flag issues, and prepare next steps. A person on our team reviews and sends every message. Guests and homeowners always talk to a human.
We run local offices in Venice and Palm Springs with salaried staff and long-term cleaning teams. Fewer people touch your home, and every one of them is accountable to us.
Every home we manage pays a flat 20% commission on the accommodation fare. We also charge a $125 monthly platform fee that covers software, distribution, dynamic pricing, and 24/7/365 reservations support. No onboarding fees. No binding contracts.
We do not mark up maintenance, handyman, or supply costs. All vendor work is passed through at cost. We buy supplies through an Amazon Business account at reduced pricing, and those savings go to you. As a licensed brokerage (DRE #02164159), we make sure your income is protected and every rental is compliant. See our full pricing breakdown.
In Los Angeles luxury neighborhoods you will see homes listed at very high nightly rates. Many of those homes book a handful of times a year. The owner is holding the property as a rental for tax purposes, not for income.
Most of the homes we manage take a different approach. They are priced to rent whenever the owner is away, with a target of 70 to 80 percent occupancy and the highest net return over the year.
If you only want a few bookings a year, we can help with that. Just know that a high asking rate in your neighborhood does not tell you what that home actually earned. The pricing decision is always yours. We will show you the math either way.
Already have an Airbnb listing? We offer co-hosting for LA homeowners who want to stay involved while handing off the daily work. You keep your listing and reviews. We take over guest messaging, cleaning coordination, vendor access, and support.
Co-hosting is ideal for homeowners who have built momentum but need help scaling or maintaining consistency. We bring Superhost-level execution and PriceLabs dynamic pricing to your existing operation. Learn about co-hosting.

It depends on your property’s location and zoning. In the City of LA, short-term rentals are allowed only in primary residences with a valid Home Sharing Permit. Santa Monica, West Hollywood, and other cities have their own rules. We check your zoning first, then guide you through the permit process or pivot to monthly rentals.
Apply through the City of LA planning portal with proof of primary residence and the registration fee. Regular Home-Sharing allows 120 days per year. After six months or 60 hosted days you can apply for Extended Home-Sharing, which removes the cap. Our step by step permit application guide covers the documents and the errors to avoid.
Monthly rentals of 30 days or more are the fallback. They bypass most STR restrictions, attract longer-staying guests, and reduce wear on the home. As of September 2026, 45 of our Los Angeles and Palm Springs homes are listed for monthly stays.
Our LA portfolio booked 70.1% of available nights in 2025, compared to 44% for similar Airbnb listings. Results vary by neighborhood, home, and season. We publish the full year every January so you can see the range, not just the average.
