From One Room to California’s Premier Luxury Rental Company
The Early Days: Discovering Airbnb and a Passion for Hospitality
Open Air Homes began in 2012 with founder Brad Greiner renting out a single room in his Los Angeles home. At a time when Airbnb was still emerging, Brad quickly discovered a passion for hospitality and connecting with guests. This early experience laid the foundation for a thriving, service-oriented company committed to exceptional guest experiences.
While many short-term rental operators embraced Airbnb’s “party culture,” Open Air Homes committed itself to neighborhood respect and decency. During this challenging era, we doubled down on our core values—prioritizing responsible hosting and fostering community harmony. This dedication allowed us to build trust, positioning us to weather future industry changes.
Adapting to Constant Regulatory Changes
Open Air Homes has skillfully navigated shifting short-term rental regulations—from L.A.’s Rent Stabilization Ordinance (RSO), to 120-day rental limits, and extended permits. Similarly, we expanded responsibly to Palm Springs, consistently adhering to local regulations. By proactively pivoting strategies and embracing compliance, we have maintained consistent operations and homeowner satisfaction in a turbulent market.
Design, Authenticity, and
Dedication to Excellence
Setting the Standard for Thoughtful Design
From the outset, we recognized the importance of providing guests with beautifully-designed, comfortable homes. Our founder Brad enlisted Julien Marbot (founder of Interior Particulier) to design our first few homes.
Together, they emphasized unique, warm, and authentic spaces rather than sterile, generic rentals. This meticulous approach to design is key to our consistent 4.9-star rating over 13+ years in the highly competitive hospitality industry.
The Pitfalls of Low-Cost
Property Management
Why Open Air Homes Stands Out from Discount Competitors
We’ve watched numerous property management companies come and go—undercutting the market with unsustainably low commission rates before eventually collapsing. At Open Air Homes, we believe in fair pricing that supports a dedicated, skilled team. We understand that successful property management demands expertise, consistency, and hard work—qualities that cannot be maintained through budget pricing alone.
Long before COVID popularized extended stays, Open Air Homes pioneered the monthly furnished rental model in Southern California. Our foresight into the evolving travel landscape allowed us to maintain homeowner profitability even during challenging market conditions. Our innovative Month+ program offers homeowners stable occupancy, responsible guests, and reduced turnover.
Continued Commitment to

Our Investment in People and Infrastructure
Unlike smaller, transient competitors, we’ve continually invested in our team, technology, and processes to ensure exceptional property management. Our dedicated staff and robust systems guarantee your home is consistently maintained, compliant, and profitable—no matter how the market evolves.
We waited to offer Airbnb Co-Hosting until we were confident in the platform’s seamless integration. Now, homeowners with existing listings can benefit from Open Air Homes’ proven expertise, leveraging our systems to enhance occupancy, streamline operations, and increase rental income without losing their hard-earned ratings and reviews.
Adapting to the Ever-Changing Landscape of Short-Term Rentals
From shifting regulations to global disruptions, Open Air Homes has consistently demonstrated resilience and adaptability. Our goal is simple: ensure homeowners receive the best possible property management experience, regardless of industry fluctuations or regulatory changes.
