THE SPACE:
2025 PALISADES FIRE UPDATE: We are temporarily transitioning to month-plus rentals for this property. Access to the area requires proof of residency through a signed lease. The property withstood the recent Malibu fire and remains fully operational, though some light maintenance work is still ongoing. The neighborhood is showing positive signs of recovery, and we are working closely with local homeowners to support the community while ensuring a comfortable stay.

Nestled in Malibu’s serene Las Flores neighborhood, this fresh seaside condo lives oceanside with your own private beach access, offering a peaceful haven just minutes from local shops and dining.
Every corner of this thoughtfully designed condo invites you to unwind and embrace the coastal lifestyle, with the soothing sounds of California waves gently lulling you to sleep. Relax in comfort, retreating to a lush king-sized bed where you can drift off to the calming rhythm of the ocean beneath you.
The main living space and kitchen are bathed in natural light, with refreshing ocean breezes and a front-row seat to California’s stunning sunsets. A fully equipped kitchen and beautifully appointed bathroom add to the convenience, while the outdoor dining deck provides an ideal space for alfresco moments. Whether you choose to dive into the waves just steps away or enjoy the mesmerizing views from the comfort of your patio, this condo is your perfect beachfront sanctuary.
As of April 2025, Breathe Malibu now features a brand-new in-unit washer and dryer for guest use.
Additionally, we manage a second 1-bedroom unit in the same building, Malibu Breeze, located on the second floor and accommodating up to two guests. If you are interested in booking both units or would like more details about the additional space, feel free to reach out!
Guests will have access to the entire condo and the tandem carport driveway to park directly off of PCH. There will be no one else on the property, unless otherwise discussed with you in advance.
NEIGHBORHOOD INFO:
15 minutes of the Santa Monica Pier to the East and 5 minutes away from Malibu pier to the West! Popular local restaurants include Nobu Malibu, Moonshadows, Mastro’s Steakhouse and Ocean Club, Paradise Cove Beach Cafe, Duke’s, Geoffrey’s, Malibu Farm Pier Cafe, Mr. Chow Malibu, Rosenthal Malibu Winery Estate and Beach Bar and Cafe at the Getty Villa. Close to Malibu Winery, Escondido Water Falls and The Grotto Water Falls.
While this building remained unaffected by the 2025 Malibu / Palisades fires, please be aware that there is significant devastation in the surrounding area. We ask that all guests remain mindful and respectful of the local community during this challenging time. Thank you for your understanding and cooperation.
While visiting Southern California, having a car is the preferred mode of transportation for most, considering the wealth of unique attractions within a two-hour radius of this home. For the adventurous explorer, a car is highly recommended to fully appreciate the diverse experiences the area offers. However, if you’re inclined to arrive and seamlessly unwind at the house during your vacation, rest assured that Uber and Lyft services are readily available for convenient and hassle-free local transportation in Los Angeles.
PLEASE NOTE:
The living room couch converts into a double sleeper sofa. Dimensions: Width: 75″ / Depth: 54″ / Height: 31″. This is a one-bedroom apartment so please be advised the sleeper sofa is located in the living room and not a separate, private space.
OTHER IMPORTANT INFO:
By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.
Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!
All 30+ day stays require mid stay cleaning by our professional housekeeping team. This is a full clean of the house and change of linens. We pay our cleaners a fair, livable wage and we always strive to hire the best, most reliable and honest cleaners in the business. This team is the backbone of our company, and they work tirelessly to ensure every stay is a clean one!
PET FEES: For stays under 30 days, there is a non-refundable fee of $150 per pet. For month+ stays, there is a non-refundable fee of $300 per pet. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in additional charge up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.
Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Absolutely incredible! We loved our stay. Every detail was thought out, making us feel right at home. Property is secured, and the entry to the property was simple and easy to gain access. We loved the updated style of the property. The best of all is the outdoor patio. The patio is decorated to feel as though it’s indoors, which makes for a relaxing spot to have coffee or just sun bath and watch the dolphins. Loved Open Air’s listing, can’t wait to go back.

Great place for a Malibu getaway right on the water. The space was very comfortable and well appointed. We loved the patio overlooking the ocean. Short walk to Moonshadows. Walking on the beach was limited to low tide, but thats expected with some places right on the water on PCH. Overall, a relaxing experience.

Great place to stay. Home is right by the ocean and views from the patio are great. Matched the description and everything was set up extremely well when we arrived. Super clean with all amenities as described. Location is great as well with lots of great restaurants, shopping options, beaches and parks near by.
