The Trade We Make for a Flat Rate

Holding one rate means we cannot take on every home. We run the comps on each property first and look at what it can realistically earn against what it will cost to run well.

Most of the time we can make it work. Some homes are simply not right for us, and we would rather say that up front than sign a home we cannot do a good job with.

How the 20% Commission Works

One Rate for Every Home

Every home we manage pays the same 20% commission on the accommodation fare. There is no tier based on how often you rent, and no side deal that gets one owner a better number than another.

We would rather hold one honest rate and say no to a home that is not a fit than publish a range we do not actually charge.

Monthly Stays of Three Months or Longer Drop to 15%

When a monthly booking runs three months or longer, the commission on that booking drops to 15% automatically. Nothing to ask for and nothing to renegotiate.

Open Air Homes employs a broker of record, so monthly agreements are written and held under a licensed California brokerage. A monthly guest gets the same team, response times, and maintenance as a nightly guest.

Most property managers mark up every vendor invoice on your disbursement statement. Handyman calls, supply runs, and maintenance repairs often carry a 10% to 20% surcharge that adds up fast and varies month to month. We calculated what those markups actually cost homeowners and replaced them with a flat $125 monthly platform fee.

Airbnb’s 15.5% Host Service Fee

What the Fee Covers for Hosts and Guests

Airbnb charges hosts a 15.5% service fee on the accommodation fare. This single fee covers platform access, payment processing, customer support, and AirCover for Hosts, which includes $3 million in damage protection, $1 million in liability insurance, guest identity verification, and reservation screening.

Guests see one total price at checkout with no separate Airbnb fee added on top. Every booking also includes AirCover for Guests, which provides rebooking assistance and refund protection if a serious issue arises. When we quote your net revenue, it accounts for Airbnb’s 15.5% and our management commission so you know exactly what to expect.

Priced for Net Return, Not Headline Rates

Why the Highest Nightly Rates Are Not the Highest Net Returns

In Los Angeles luxury neighborhoods you will see homes listed at very high nightly rates. Many of those homes book a handful of times a year. The owner is holding the property as a rental for tax purposes, not for income.

Most of the homes we manage take a different approach. They are priced to rent whenever the owner is away, with a target of 70 to 80 percent occupancy and the highest net return over the year.
