The Home Was Fine. The Bookings Were Not.

Mechanical problems reached the reviews before anyone got ahead of them

The home launched as a family retreat and found its audience quickly. Guests praised the pool, the layout and the separated suites.

Then a run of failures landed across 2023 and 2024. Pool and spa heating, plumbing, and inconsistent hot water.

Guests who otherwise liked the house named those problems in their reviews. A few stays in late 2024 produced the only ratings below five stars this property has on record.

Fixed Is Not the Same as Recovered

The repairs were finished by the end of 2024, and revenue still fell

This is the part most homeowners do not expect. The house worked again and the bookings did not come back.

Full year 2025 revenue came in below 2024. Occupancy slipped to 43.96% for the year.

What the Refresh Included

Outdoor living, wellness, exterior repair, and an entirely new photo set

Coming out of the 2025 high season we brought ownership a scoped plan rather than a wish list. The work ran in August 2025.

Figures are gross rental revenue before platform fees and management commission. 2026 combines actuals through September with bookings already on the calendar for the rest of the year. Updated in January with the completed year.

The booking window is the number we watch most closely. Guests now commit to this home about seven weeks out, against three and a half weeks a year ago.

A market can lift revenue. A market does not make guests plan around one specific house.

Average stay also lengthened, from 5.76 nights to 6.35.

What the Owner Actually Kept

The payback, after fees and commission, not before

Gross revenue is not what a homeowner banks. Platform fees and our commission come out first.

Run the increase through that stack and the $21,223 was recovered inside the first year. Not in month one, and not on paper only.

The furniture, the paint and the photographs are still there in year two. The cost was paid once.

Why the Photography Line Item Matters

New furniture nobody can see does nothing

The smallest line on the invoice was $1,300 for photography. It may have done the most work.

A guest chooses from a grid of thumbnails. Everything spent inside the house is invisible until the photos change.

New images then run everywhere the home appears. We list with omni channel exposure on Airbnb, VRBO, Booking.com, Google Travel, plus our direct site.

This was one house, in one market, at one moment. We are not going to tell you it repeats on command.

Ask yourself these first

  • Are your recent reviews naming problems, or naming the house itself
  • Do your listing photos still show the home a guest would actually arrive to
  • Is anything mechanical still unresolved, because furniture will not cover it

If the answer to the third one is yes, fix that first. Styling a home with a cold pool is money spent twice.
